Discover Placentia

Placentia is one of the few “bedroom” communities in Orange County. In the early 1950’s, when many of the ranchers decided to sell because the land was more valuable developed than growing citrus products, the city leaders zoned the city only for housing, with commercial centers dotted throughout the city to serve these houses.

As a result, there are very few multi-unit buildings or large apartments communities, but many single family homes in the city. Most residents commute to their jobs, and enjoy a quiet community that is devoid of movie theaters, shopping malls or auto dealerships (there is only one). It is in transition, as the Old Town area, that had fallen into blight, is being redeveloped with a train station and high density transit oriented developments being constructed.

Pros

  • High demand for rentals
  • Low crime, excellent schools
  • Community amenities

Cons

  • High cost of living
  • City struggling to pay for cost of services
  • Little new construction
