Discover Eagle Rock

Eagle Rock has a long and distinct history and has evolved steadily over time. Originally part of Spanish land grants, Eagle Rock developed in the late 1800s as a small agricultural and residential community. It became known for citrus groves and its iconic rock formation before being annexed by the City of Los Angeles in 1923. Its early streetcar access helped shape Eagle Rock as a suburban enclave with strong neighborhood character.

Today, Eagle Rock is closely tied to nearby educational and cultural institutions. Occidental College, founded in 1887, is located in the heart of the neighborhood and has a major influence on local housing demand and retail activity. The area has seen thoughtful revitalization along Colorado Boulevard, which now features restaurants, coffee shops, and small businesses that attract students, young professionals, and long-time residents alike.

The real estate market in Eagle Rock is diverse but largely supply-constrained. Housing stock consists primarily of older single-family homes, small multi-family properties, and mid-century buildings, with limited new development due to zoning restrictions and community resistance to large projects. Eagle Rock is culturally diverse, with a strong Latino presence alongside a growing population of professionals priced out of nearby Pasadena, Highland Park, and Silver Lake. Because the neighborhood is largely built out, home prices and rents remain high and competitive.
