Lakewood Village Property Management

Discover Lakewood Village

Lakewood Village has a history rooted in post–World War II suburban development and long-term residential stability. Developed primarily in the late 1940s and 1950s, Lakewood Village was part of the broader Lakewood housing boom that helped address Southern California’s postwar housing shortage. The neighborhood was designed as a master-planned suburban community, emphasizing single-family homes, tree-lined streets, and a strong sense of neighborhood identity.

Over time, Lakewood Village has remained a stable and family-oriented enclave within the City of Long Beach. Its location near major employment centers, including Long Beach Airport, Cal State Long Beach, and regional aerospace and logistics hubs, supports consistent housing demand. The area benefits from proximity to retail corridors and parks while maintaining a quieter, residential character compared to denser parts of Long Beach.

The real estate market in Lakewood Village is largely built out and dominated by single-family homes with limited multi-family inventory. Properties are generally well-maintained, with many owner-occupants and low turnover. Because new development opportunities are scarce, home values and rental rates tend to remain firm, supported by stable demographics and continued demand from families and professionals.

Pros

  • Strong neighborhood stability and owner occupancy
  • Proximity to employment centers and Cal State Long Beach
  • Well-maintained housing stock

Cons

  • Very limited multi-family opportunities
  • Higher acquisition costs for investors
  • Limited density and redevelopment potential
