Discover Azusa

Azusa has a long history tied to transportation, industry, and education. Founded in the late 1800s and incorporated in 1898, Azusa developed as an agricultural and industrial center, benefiting from rail access and its location at the foothills of the San Gabriel Mountains. Early economic activity included citrus packing, manufacturing, and light industry, which helped shape the city’s working-class roots.

Over time, Azusa evolved into a more education- and transit-oriented community. Azusa Pacific University, founded in 1899, is a major presence and driver of local housing demand. More recently, the extension of the Metro Gold Line (now the A Line) has spurred transit-oriented development near the station, including new mixed-use and multi-family projects that have added modern housing options and increased density in select areas.

The real estate market in Azusa is diverse, with a mix of older single-family neighborhoods, garden-style multi-family properties, and newer apartment developments concentrated near transit corridors and the university. While some areas remain more affordable than neighboring foothill cities, rising demand, limited land availability, and new development constraints have pushed rents and values upward in recent years.
